Plans are to put approx. $17,000 door into the full renovation of the exterior and interior units and turn it into a class B+, raise rents, stabilize. Projected returns are North of 9-14% Cash on Cash return and 18-21% IRR. 3-5 Year business plan. This project provides investors with an 8% preferred returns followed by 70% of the cash flow and profits after the preferred return.
